Every person over the age of 18 years old residing on the property is required to complete the application process and must submit any required documents before being considered and processed. The acceptability of prospective residents is based on the following criteria:

• Job Stability: This is a case-by-case basis, but usually we require; One year (1) at present place of employment or guaranteed job contract. Job must be continuing to qualify.
• Income: Household income must be greater than four (4) times (gross) the monthly rent. All income must be verifiable and legal.
• Credit: Applicant must exhibit a responsible financial life.

CONTINGENCIES

• If the applicant does not qualify under job stability, income and rental history, applicant may add a guarantor who must also cosign the lease. A separate application must be collected from guarantor.

PETS/ANIMALS

• Note: There are breed/size/quantity restrictions on any pets/animals, so please email us with any questions before applying. Restricted breeds for pets include but not limited to; Akitas, Malamutes, Bulldogs, Cane Corso, Chows, Doberman Pinschers, German Shepherds, Great Danes, Mastiffs, Pit Bulls, Rottweilers, Huskies, Terriers, Wolf Hybrids. Our properties do not allow any pets over 25 lbs.
• All animals must be pre-approved. In addition, if approved you will need to complete an animal addendum and pay any associated deposits before any animal can enter the property.

IMPORTANT ADDITIONAL INFORMATION:

• Your application will not be processed until it’s completed in its entirety.
• Applying online does not automatically reserve a unit.
• An application may be rejected due to lack of income, poor credit, incomplete or insufficient information, insufficient co-signer, eviction, lack of or negative rental history, criminal record, limited personal and professional references, etc. Rejected applicants may have a chance to re-apply (i.e. by providing a co-signer or correct information).
• If approved for occupancy, you will be notified and you will have 24 hours to decide to take the property and sign a lease for it.
• Prorated rents will be calculated by taking the monthly rent amount divided by 30 days and multiplying that by the remaining days in the month.
