WHAT YOU NEED TO KNOW

GENERAL TENANT INFORMATION

RENT

Rent is due and payable by the 1st of each month by 5:30 PM. Rent paid after the 5th of the month will be considered late and will be subject to late fees and possible eviction. Personal checks, cash, credit cards, and direct payments through your bank account are all accepted.  Credit card and bank account payments can be made online through our Pay Online Form.

INSURANCE

Your lease requires that you have renter’s liability insurance. We require a policy providing at least $100,000.

UTILITIES

It is your responsibility to contact the appropriate utility companies and request that service begin in your name on the first day of your lease. If you do not do this, you may not have utilities on the day you move in. We turn off utilities in our name effective on the first date your lease begins.  You will be given a separate bill for water and sewer, which will be included in your monthly statement.

PETS

Your landlord must approve any animal prior to moving in. In addition, there will be an animal fee/deposit required.  Breed/Weight/Type restrictions also apply. Please see our Pet Requirements page for more information.

Be aware your pets must always be on a leash when outside your home.  Also, it is your responsibility to clean up after your pet.  Any tenant found to be in violation of this duty will be fined by the Health Department.  We are inspected by the Health Department often, so please have your yard cleaned of all feces. 

SMOKING

Smoking is NOT ALLOWED in our homes whatsoever.  This means any type of smoking, including; cigarettes, marijuana, drugs, vaping, or anything else.  Any tenant caught violating this provision of their lease, will be immediately evicted and will be forced to pay significant expenses for the cleaning, repainting, and replacement of flooring.

CHANGES TO THE HOME

You must NOT alter the premises in any way without your landlord’s consent.  Otherwise, you could be held financially responsible for putting the home back as it was when you moved in.  Also, before you install any sort of fixture (i.e., fans, curtain rods, wall mount televisions, etc.), check with us first.

HOLES IN THE WALLS

DO NOT PUT HOLES IN THE WALLS!  We recommend using 3M contact strips for hanging anything on the walls.  Using nails, screws, thumbtacks or anything else that creates a hole in the wall will result in a very expensive charge for damages.  Repairing vinyl covered drywall is not cheap and usually requires three coats of paint to fix.

FURNACE FILTERS AND SMOKE ALARMS

It is your responsibility to change your furnace filters as needed. (We recommend changing them monthly).  Your furnace uses 16″ X 20″ filters.  It is also your responsibility to NOT remove the smoke or carbon monoxide detectors from your wall.  If they beep, they need new batteries.

TOILETS AND SEWERS

Do NOT place anything other than toilet paper in the toilets.  Absolutely NO tampons, other feminine products or baby wipes are allowed in our sewer system.  The sewer system servicing the park is not designed for disposal of these products.  Cleaning sewer laterals are expensive and will be the tenant’s responsibility if these products are found to be the cause of the problem.

YARDS

It is your responsibility to keep your lot and home in a clean condition.  This includes removal of any leaves, trash, and limbs from around your home and lot.  Each individual lot consists of half of the property between your home and any neighboring homes.  We have a burn pile south of the park for deposit of these organic items.

DUMPSTER AND TRASH

The dumpster is located on the south end of the park and is intended for your household trash only.  If you have something larger you need to dispose of, contact park personnel to arrange for its disposal at your expense.

COLD WEATHER

Let your faucets drip during periods of extreme cold weather to help deter the pipes from freezing.  It is best to allow several different faucets to drip or run lightly on opposite ends of your home.  It also helps to leave your sink cabinets open during this time.
